Three luxury apartments with swimming pool

Casa del Tramonto (tramonto means sunset) is located on a ridge, facing west and overlooking the Tuscan hills in Italy. The building itself is a monastery, which dates back to the 14th century and has been restored with the original stonework in the typical style of the region. Much time and attention has been paid to preserving the original features of the building in the typical Tuscan style. The exterior has been re-built with the traditional stones/pebbles from the region. The terracotta ceilings with sturdy wooden beams and the terracotta tiles on the floor complete the Tuscan touch. This, combined with modern bathrooms, fully equipped kitchens and interiors, results in a stylish and comfortable environment for a relaxing stay and enjoying La Dolce Vita.

The small hamlet of Gebbia, where Casa del Tramonto is located, is less than 4 km from the old city walls of Civitella in Val di Chiana, where there are several restaurants. This town is situated on an elevated position and overlooks the Val di Chiana valley. The valley is known for the white Chianina cows.

Casa del Tramonto is located in an ideal position to visit all of Tuscany’s top destinations. In a quiet area, just 15 minutes from the A1 motorway (Florence-Rome). Places such as Arezzo, Siena, Florence, San Gimignano, Val D’Orcia, Montepulciano, Montalcino, Cortona, Castiglione del Lago, Monte San Savino, Perugia, Assisi, Spello and many other beautiful places are all within easy reach by car .

Il Sole is located on the ground floor, has its own entrance and is the largest apartment of approximately 100m2. From the apartment you can walk onto the terrace with your glass of wine to enjoy the view over the Tuscan hills.

La Luna is located on the first floor. A cozy apartment of about 70m2 with a romantic 2-person four-poster bed, a sofa bed and beautiful views over the Tuscan hills.

Casa del Tramonto

On the grounds of Casa del Tramonto there is plenty of space to relax. You can enjoy your snack and drink on the terrace in front of the apartments or relax in the lounge area. There is a bbq there. You can also retire to the sun loungers under the olive trees. At the lavender terrace, looking over the pool, there are also tables and chairs to enjoy the beautiful sunsets with a drink.

The small scale and the large terrain ensure that we can offer a Corona safe environment.

The swimming pool

The pool, completely renovated in 2022, is 6 x 12 meters in size and located in a breathtaking spot facing south-west, above the olive terraces that stretch over the hill. The location offers complete privacy. Guests love to enjoy the most beautiful sunsets here in the evenings.

The pool is open from May to October and, weather permitting, as early as mid-April to mid-October. Because the pool now has an electric cover and it is closed at night, the water maintains its temperature.

By 2023, the pool was already open from mid-April to mid-October.

The terrace in front of the apartments

In front of the apartments is a nice place to enjoy your snack and drink. There is a BBQ and a covered pergola to withdraw from the sun for a while. Or you can retreat with a book in the cozy lounge area, with again the beautiful view over the valley and the Tuscan hills.

The lavender terrace

On the way to the pool you will find the lavender terrace with a few seats, in the middle of the olive trees and with a view over the pool. Pass the time watching butterflies and countless tiny bees collect nectar from the sweet-smelling lavender flowers.

Own wine and olive oil

We are too small to be called an agriturismo. But every year we still produce quite a bit of organic wine and olive oil.

The vineyard

On the property above the pool is the vineyard lined with cypress trees typical of Tuscany. We are on one of the last hills of the Chianti region. We mainly grow Sangiovese grapes. At the end of September, the grapes are picked and the wine is made. Book this period to be able to attend. It is always a pleasant experience to do this together and to enjoy a few glasses and the sunset afterwards.

The olive grove

The olive grove is located on the terraces below the pool. In total about 200 olive trees. The olive harvest starts in late October, early November. In case of a good harvest (about 1500 kg of olives) you can safely use this for about 5 weeks. The nets are placed under the trees and the picking, all by hand, can begin. With every 500 kg you go to the mill to have the olives pressed into green/yellow, velvety olive oil with a spicy aftertaste. The latter is typical of the oil from Tuscany.

My name is Bianca Pippolo and I was born and raised in the Netherlands. I am half-Italian/half Dutch and I speak fluently Dutch, Italian, English, German and French. Before I changed course, I worked in Human Resources in the Netherlands.

In 2017 I fell in love with Casa del Tramonto, located in Tuscany, near Arezzo. A beautiful place with a small house where I live and 3 holiday apartments, swimming pool, vineyard, olive trees and above all… the beautiful views and sunsets. It is a privilege to live here and to be able to receive and share this place with so many different people from all over the world.

I like the Italian lifestyle with good food, wine and cooking. Guests can cook their own meals in the well-equipped kitchens, using the delicious local ingredients. In addition, there is the possibility to hire cooks for dinner, which are held in the outdoor kitchen.

The area is beautiful, with many (known) towns and villages to visit and fine restaurants nearby. I would be happy to give tips and information about this during your stay.

What can you do

Amenities & Travel Guide

Gebbia is a hamlet consisting of about 6 houses, with a small Italian community. For some of them, the village is only their weekend stay. The local people are generous with their time and friendship. If you speak a little Italian, they will make every effort to engage you in a conversation about the neighborhood and its customs.

The village can be reached by a road that runs from Civitella through the forest, with many sweet chestnut trees. Casa del Tramonto is located in an idyllic setting, 500 meters above sea level. Surrounded by vineyards and olive groves, in the countryside, dotted with almond and fig trees. In season, truffles and wild mushrooms can be found in the forests. The road from Civitella ends in the village so there is very little to no traffic noise.

Airports
It is more than 1,400 km from Utrecht to Civitella by car. If you travel by plane, there are several options to and from different airports. From the Netherlands, the airports of Florence and Pisa are the most obvious.

Restaurants

We can give tips for many good restaurants in the area. In Civitella in val di Chiana there are:

Il Castello di Civitella , for an aperitif, homemade ice cream by owner Lucia, delicious pizzas from Stefano and other delicacies

La Botteghina di Civitella , Max has delicious platters with pecorino cheese and Italian meats, freshly made pasta and various main courses, with jazz music in the background. Max also speaks English.

Il Vicolo is run by a family. Mother Andreina is in the kitchen. They focus more on special Italian dishes and wines. In the service you will find her sons Leonardo and Mirko, one of them is a sommelier

Antico Borgo with Maria Grazia. A cozy restaurant with traditional Italian dishes. This restaurant is located in the higher part of Civitella

In Monte San Savino you also have many restaurants. The most special is Le Bindi, run by Paolo and Cristina. Cristina is in the kitchen and makes a fixed menu every day with many authentic Tuscan dishes. Her husband Paolo is the host and speaks good English. Always a treat to eat here. Book on time, because they are fully booked quickly.

 

 

Supermarket and bakery

In Pieve al Toppo you will find 2 supermarkets:

  • Carrefour , an extensive and luxurious supermarket with a bakery, butcher’s shop and fresh fish
  • Di Più , a somewhat cheaper supermarket with a butcher’s shop

Fratelli Pierozzi is a fantastic (confectionery) bakery . For sweet and savory as well as delicious salads for lunch. You can pick up, but also eat all that delicious on the spot. Of course while enjoying a good cup of coffee.

 

Art and culture
Tuscany is one of the most beautiful regions of Italy with many medieval cities. It is rich in culture and art. Of course you can discover this on your own. Or do this with guide Mirjam or Ineke (Dutch, English, French, German and Italian speaking) who will take you on a tour for a half or full day. They will take you through the history and arts of Arezzo, Cortona, Montepulciano, Pienza, Siena, Firenze or the lesser known places that are also worth a visit like Monte San Savino, Lucignano, Anghiari and San Sepolcro.

Events
  • Carnival , at the end of February, people are dressed all over Castiglion Fibocchi in the most beautiful carnival costumes, comparable to what you can see in Venice.
  • Sarapino , is a medieval festival in Civitella in Val di Chiana at the beginning of June, in which the 4 teams of the quarters of the city with an Ape (motorized 3 wheeler with loading platform) and a person on the back with a lance, have to try to achieve the highest score on a disk. Very entertaining.
  • Antique market Arezzo , every first weekend of the month there is the antique market in Arezzo. This is a very well-known market in Italy and is well attended.
  • 1000 miglia , in May the tour of vintage cars goes from Brescia to Rome and back and often stops near Casa del Tramonto on the way there or back. Wonderful to stand along the road with a snack and a drink and to see this beauty.
  • Saracino , the same as Sarapino, but on horseback and in Arezzo at the beginning of September
  • Palio , the famous horse race in Siena, takes place twice a year. Early July and mid-August. A place on the square must be booked well in advance. Otherwise outside the square at every bar you can experience this spectacle through a TV. The horse wins, not the jockey. Be warned, it can get tough.
  • Sagras and Medieval Festivals, throughout the year there are various “eat” and/or spectacle parties that are dominated by the seasonal products of that moment. Think of wine, oil, mushrooms, wild boar, honey, the weeding bistecca Fiorentina (Tbone) etc. Italians then come together to eat, drink and ….. dance together!

This is a small selection of the events that are there. Of course, Corona has been adjusted or canceled. This can be viewed per period.

 

Sporty

To walk

From Casa del Tramonto you can walk through the woods and hills. Here in the woods is an abandoned church, about which exciting stories are circulating.

From Civitella there are several walking routes indicated.

There are also walking organizations with whom I can sign you up for a walk. If I have the opportunity, I like to go for a walk.

Bicycles

For the experienced cyclist, you can rent bicycles in Monte San Savino.

Horse riding

La Fogliarina is a riding school where they provide various tours

Casa del Tramonto is centrally located to several places. Within about 1 hour you can reach Firenze, Siena, Cortona, Lago Trasimeno, Montepulciano, Montalcino, Pienza, Bagno Vignoni, Arezzo, Anghiari, Monte San Savino, Lucignano, etc.

The markets are usually from 8 a.m. to 12:30 p.m.

The surroundings are inspiring and with so many options to sit and relax, bring your coffee or enjoy the view, you're never bored. Staying here is like being welcomed in to a family. Bianca is so sweet and with her knowledge of the nearby cities and areas as well as relationships with locals, you really feel taken care of. We also had the great opportunity of being invited to dinner by local chefs coming to Casa del Tramonto, the only cost is that of the food. We can warmly recommend everyone to visit Casa del Tramonto at least once, and we'd like to visit again!

    Everything you may expect and more. The apartments are nice, clean and very big. The swimming pool is great and clean and there is an amazing view from there. Not only from the pool by the way, the view through the windows of the apartments … More is amazing as well. Casa del Tramonto is located in a very quiet, peacefull area. One thing: you really need a car to go somewhere. There is no public transport in Gebbia and I wouldn't recommend going by bycicle, because of it's location in the mountains. The owners are nice and friendly people!

    Apartment is nicely decorated and the view from the swimming pool and dining area was to die for. It was the most relaxing and peaceful holiday in years for us.
